31' Prowler Trailer Renovated with Rooftop Deck Must See The trailer has been completely restored and features upgraded. Clean title and updated registration. Hi all, selling my 31 foot travel trailer because I am becoming a father! I restored the trailer and made sure to future proof and waterproof. Flooring: This trailer features completely new sub-flooring sealed with an epoxy marine grade plywood. The new flooring is Lifeproof water resistant LVP flooring. The floor frame has been rebuilt with pressure treated 2x4s, upgraded from the old 2x3s wood. Roof and Roof Deck: The roof has been sealed with Henry's Trop-cool 100% silicon reflective roof coating. Regularly maintained with silicone and butyl tape around all appliances. The Trailer features a rooftop deck, made with 100% Fiberon PVC decking board. The deck requires no maintenance or sealing as it's made of PVC. The frame is metal, and allows for optional solar panel installation, storage or tent placement. Tires and wheels: Brand new wheels and tires from Les Schwab, purchased in 2022. The wheel bearings have been greased and regular rotated. Includes a spare tire and optional 2 other replacement tires/wheels. Appliances: All kitchen appliances are in good working order: 3 burner stove with oven, microwave, hood vent with light, refrigerator/ freezer. Double kitchen sink with a new faucet. There is a forced air furnace inside and an air conditioning unit on the roof. Water lines and tanks: The bathroom has a gravity toilet and single unit shower with a bench. The fresh water tank, water pump, gray water tank and black water tank are all in working order. I removed sections of floorings where the water lines were buried, to have complete visibility of the all the PEX water pipings, and ensure no water leaks in the plumbing from the pump or residential city water. Upgraded Appliances: An additional 120V 5,000 BTU AC has been installed in the front, to allow usage with traditional wall outlets (120V, 15 amp), instead of the need for (30 amp 220V) outlets. The double axle trailer, tongue and hitch are all in good shape. Water Heater: upgraded to a tankless water heater that provides instant, continuous hot water. The old water heater only held 6 gallons of water and required 30min - 1hr to heat up. Heating: the forced air furnace is working and uses propane, added an electric oil based heater if you do not want to use propane. TV: the original CRT tube TV is still working, includes a 50in Samsung HD TV. Electrical: order. All DC lights, battery connection, and AC/DC inverter in working AC Power: all fuses and circuit breaker working. General Details: 31' Prowler trailer on double axle frame, frame in good shape with new tires and wheels. Originally built in 2001 and has been restored and maintained in 2022. Has over the door is an awning that unfolds manually, with a newly sealed silicon roof. New carbon monoxide detector. All trim and walls intersections have been resealed with butyl tape and silicone. Includes single 7 gallon (33 pound) propane tank with space for a second one. Walls and cabinets have been repainted with LVP flooring and new epoxy sealed marine grade sub flooring. Open floor plan to your preference: the old Queen Bed Mattress and frame have been removed, a new Queen Bed Frame is optional to include, or keep the open working floor plan. I used the front section to include a workbench for my renovation projects (pictured). The front of the trailer can be opened up to become a toy hauler with open front floor plan. This has been closed and sealed up for winter. The trailer has sub panels that are removable to check for any water entry, in most other trailers you can't be sure of water leaks unless you cut through the flooring. GVWR: 3539 kg. (7800 lb.) GAWR: PER AXLE 1588 kg. (3500). The trailer has been stored in a cover and can be connected to water and electrical for a complete walkthrough. Bring shoes with grip so we can go on top of the trailer to see the rooftop deck. Here's to fatherhood and my daughter!
