Frame and mattress are in excellent condition; cover has some small stains from storage that will likely come out with washing. Cover is machine washable. Futon has only been lightly used for a few months. Folds to lay flat for use as a bed. Comes with free foldable side table and two matching cushions. $395 retail value.
