The shower curtain will need to be replaced and we are working on getting new window tracks as they've warped in the heat. A few minor cosmetic issues on the wood in two of the covers and couch cushions have minor wear. We lived through two summers in SoCal and it's held up very well. We've repaired a crack in the shower floor, and have not ever had leaking under the shower area. There are no rips or tears in the awning.
